If a decision has been made, then listed below are the conditions and reasons attached with the decision of Fingal County Council. The category of decision made, determines what is displayed under the type column:
- Conditions are associated with grants
- Reasons are given for refusals
- Directives are items requested under Additional Information
- Informatives are items requested under clarification of Additional Information
- Notes are reasons for invalidating a planning application
In some cases, a combination of conditions, reasons, directives and informatives are used with regard to split decisions i.e. grant permission and refuse permission.

|
The development to be carried out in its entirety in accordance with the plans, particulars, specifications, and information lodged with the application, save as may be required by the other conditions attached hereto.
REASON: To ensure that the development shall be in accordance with the permission and that effective control be maintained.

|
That the use of the structure (when completed)as a dwelling shall be restricted to use by the applicant and/or members of the immediate family for a minimum period of 5 years from the date of occupancy by the Applicant. The Planning Authority will however consent to any sale of the property by a lending institution in exercise of its powers as mortgagee.
REASON: In the interest of the proper planning and sustainable development of the area, regard being had to the policies and objectives of the Development Plan in relation to rural development including the Council's Rural Housing Policy.

Prior to the commencement of development, the lands shall be in the applicant's registered ownership, and documentary evidence of same shall be submitted to the Planning Authority.
REASON: In the interest of the proper planning and sustainable development of the area, regard being had to the policies and objectives of the Development Plan in relation to rural development including the Council's Rural Housing Policy.

The following requirements of the Water Services Department shall be complied with:-
FOUL SEWER:
1. To ensure the protection of the infrastructure, all manholes must have sufficient cover in accordance with 'Recommendations for Site Development Works for Housin Areas' and the Building Regulations for Drainage and Wastewater Disposal.
2. To ensure the protection of the infrastructure, all drainage in public areas must be in accordance with 'Recommendations for Site Development Worls for Housing Areas' and the Building Regulations for Drainage and Wastewater Disposal. No pipes below 225mm diameter are acceptable.
3. To ensure the protection of the infrastructure, all drainage in private areas must comply with the Building Regulations for Drainage and Wastewater Disposal and Dublin City Council Standard Manhole Details. Manhole wall construction details will be examined on an individual basis.
4. No foul drainage is to discharge into the surface water system under any circumstances.
SURFACE WTAER:
1. No surface water / rainwater is to discharge into the foul sewer system under any circumstances.
2. Soakways must comply with BRE Digest 365 and be at least 5m from the proposed dwelling.
WATER SUPPLY:
1. To assist in monitoring the level of service, at each stopcock the applicant is to provide a boundary box to a design approved by the Water Division, Fingal County Council.
2. The following works shall be carried out by Fingal County Council Water Division at the applicant's prior expense:
(a) the connection to the public watermain,
(b) the testing, cleansing and sterilisation of all new mains;
(c) the provision of tappings to serve individual properties.
3. To ensure a continuation of water supply, the applicant is to provide for 24 hour water storage.
4. All water fittings and installations shall incorporate best current practices in water conservation.

This development shall not be carried out without the payment of a development contribution.
REASON: Investment by Fingal County Council in Local Authority works has facilitated and will facilitate the proposed development. It is considered appropriate and reasonable that the developer should contribute to the cost of same.

The dwelling shall be occupied as a single dwelling unit.
REASON: To prevent unauthorised development.

The developer shall pay the sum of € 18,834 (updated at the time of payment in accordance with changes in the Wholesale Price Index - Building and Construction (Capital Goods), Published by the Central Statistics Office) to the planning authority as a contribution towards expenditure that was and/or that is proposed to be incurred by the planning authority in respect of public infrastructure and facilities benefiting development in the area of the Authority, as provided for in the Contribution Scheme for Fingal County made by the council. The phasing of payments and the giving of security to ensure payment shall be agreed in writing with the planning authority prior to the commencement of development.
REASON: It is considered reasonable that the payment of a contribution be required in respect of the public infrastructure and facilities benefiting development in the area of the planning authority and that is provided, or that is intended will be provided, by or on behalf of the Local Authority.

The roof shall be finished in blue/ black slates and the external walls in a suitable plaster finish in a uniform neutral colour.
REASON: In the interest of visual amenity.

|
The following requirements of the Transportation Department shall be complied within this development.
i. Entrance to be located to the satisfaction of the Roads Engineer, Roads Planning Control.
ii. No development of any form including planting, fences or wing walls shall exceed a height of 0.9 metres within the area required to provide visibility from the site entrance point. The visibility requirements to be agreed with the Transportation Engineer, Transportation Department.
iii. The gradient of the access shall not exceed 2.5% over the last 6 metres of approach to the public road.
iv. All stormwater shall be disposed of to soakpits or natural watercourse within the site and shall not discharge onto the public road.
v. Parking for two cars to be provided within the curtilage of the site with an adequate turning area.
vi. All underground or overhead services and poles to be relocated, as may be necessary, to a suitable location adjacent to the new boundary at the developer's expense.
vii. All above works to be carried out at the applicant's expense according to the Specification and Conditions of Fingal County Council.
REASON: In the interest of the proper planning and sustainable development of the area.
