If a decision has been made, then listed below are the conditions and reasons attached with the decision of Fingal County Council. The category of decision made, determines what is displayed under the type column:

In some cases, a combination of conditions, reasons, directives and informatives are used with regard to split decisions i.e. grant permission and refuse permission.

|
The development shall be carried out in its entirety in accordance with the plans, particulars and specifications lodged with this application, save as may be required by other conditions attached hereto.
REASON: To ensure that the development shall be in accordance with the permission and that effective control is maintained.

The house shall not be occupied until all the services have been connected thereto and are operational.
REASON: In the interest of the proper planning and development of the area.

|
Roof materials shall comprise of blue/black slate and the proposed stone cladding on the house shall be of locally sourced natural stone.
REASON: In the interest of visual amenity.

| Condition
|
All necessary measures including the provision of wheel wash facilities shall be taken by the contractor to prevent the spillage or deposit of clay, rubble, or other debris on adjoining roads during the course of the works.
REASON: To protect the amenities of the area.

|
The developer shall pay the sum of €36,952 (updated at date of commencement of development, in accordance with changes in the Tender Price Index) to the planning authority as a contribution towards expenditure that was/or that is proposed to be incurred by the planning authority in respect of public infrastructure and facilities benefiting development in the area of the Authority, as provided for in the Contribution Scheme for Fingal County made by the council. The phasing of payments and the giving of security to ensure payment shall be agreed in writing with the planning authority prior to the commencement of development.
REASON: It is considered reasonable that the payment of a contribution be required in respect of the public infrastructure and facilities benefiting development in the area of the planning authority and that is provided, or that is intended will be provided, by or on behalf of the Local Authority.

The proposed house shall be used as a single dwelling unit.
REASON: To prevent unauthorised development

|
The water supply and drainage infrastructure, including the disposal of surface water, shall comply with the technical requirements of the Planning Authority in particular:
Foul Sewer
(i) No foul drainage is to discharge into the surface water system under any circumstances.
(ii) The foul drainage must be in compliance with the ‘Regional Code of Practice for Drainage Works Version 6.0’ FCC April 2006.
Surface Water
(i) No surface water/rainwater is to discharge into the foul sewer system under any circumstances.
(ii) The surface water drainage must be in compliance with the ‘Regional Code of Practice for Drainage Works Version 6.0’ FCC April 2006.
(iii) Soakways must comply with BRE Digest 365 and be at least 5m from the proposed dwelling.
Water Supply
(i) To assist in monitoring the level of service, at each stopcock the applicant is to provide a boundary box to a design approved by the Water Division, Fingal County Council.
(ii) The following works shall be carried out by Fingal County Council Water Division at the applicant's prior expense:
(a) the connection to the public watermain
(b) the testing, cleansing and sterilisation of all new mains
(c) the provision of tappings to serve individual properties.
(iii) To ensure a continuation of water supply, the applicant is to provide for 24 hour water storage.
(iv) All water fittings and installations must incorporate best current practices in water conservation.
(v) The water supply for the development must comply with the ‘Guidelines for the Laying of Distribution Watermains ‘ Water Services Department, FCC, Dec 2004.
REASON: In the interests of public health and in order to ensure adequate drainage provision.

| Condition
|
The requirements of the Transportation Department shall be strictly adhered to, in particular:
(i) The entrance to the development is to be located at least 7m from the junction of the intersection of Golf Road and South Shore road.
(ii) The Northern and Eastern boundaries of the subject site that front onto South Shore road and Golf Road respectively are to be set back a minimum of 4m from the centre line of South Shore Road and Golf road respectively. The strip between edge of carriageway and boundary to be levelled and grassed to County Council Standards and made available to the County Council when required. This is to allow for future road widening and the provision of a 1.5m footpath.
(iii) Footpath and kerb to be dished at applicant’s expense to the satisfaction of the Area Engineer, Roads Maintenance.
(iv) Entrance to be located to the satisfaction of the Transportation Engineer Transportation Department.
(v) No development of any form including planting, fences or wing walls shall exceed a height of 0.9 metres within the area required to provide visibility from the site entrance point. The visibility requirements to be agreed with the Transportation Engineer, Transportation Department.
(vi) Parking for two cars to be provided within the curtilage of the site.
(vii) All underground or overhead services and poles to be relocated, as may be necessary, to a suitable location adjacent to the new boundary at the developer’s expense.
(viii) All works to be carried out at the applicants' expense and to the requirements of the Transportation Department of Fingal County Council.
REASON: In the interest of traffic safety.

Any gates shall not open across a public footpath.
REASON: In the interests of visual amenity and pedestrian safety.

|
All public services to the proposed development, including electrical, telephone cables and equipment shall be located underground throughout the entire site.
REASON: In the interest of amenity.

|
All bathroom/en-suite windows shall be fitted and permanently maintained with obscure glass.
REASON: In the interest of residential amenity.

| Condition
|
The site works and building works required to implement the development shall only be carried out between 8.00 hours and 19.00 hours, Monday to Friday and between 08.30hours and 14.00 hours on Saturdays and not at all on Sundays or Bank Holidays.
REASON: To safeguard the residential amenities of adjacent dwellings.
