Type	Description
Condition	The development shall be carried out in its entirety in accordance with the plans, particulars, and specifications lodged with the application, as amended by Additional Information received 5th February 2008, save as may be required by the other conditions attached hereto. REASON: To ensure that the development shall be in accordance with the permission and that effective control be maintained.
Condition	All external finishes shall harmonise in colour and texture with the existing dwelling to which it is attached. REASON: In the interests of visual amenity.
Condition	All necessary measures, including the provision of wheel wash facilities, shall be taken by the contractor, to prevent the spillage or deposit of clay, rubble or other debris on adjoining roads during the course of the works. REASON: To protect the amenities of the area.
Condition	Prior to the commencement of development the applicant shall submit details on the following external finishes to the Planning Authority for written agreement: i) Rainwater goods to be metal ii) Natural slate roof. iii) Soffits and fascia to be of timber. iv) Window to be timber. REASON: In the interest of visual amenities.
Condition	The water supply and drainage infrastructure, including the disposal of surface water, shall comply with the technical requirements of the Planning Authority. REASON: In the interest of public health.
Condition	The site works and building works required to implement the development shall only be carried out between 8.00 hours and 19.00 hours, Monday to Friday and between 08.30hours and 14.00 hours on Saturdays and not at all on Sundays or Bank Holidays. REASON: To safeguard the residential amenities of adjacent dwellings. NOTE: The applicant is advised that in the event of encroachment or oversailing of the adjoining property the consent of the adjoining property owner is required. It should be noted that Section 34 (13) of the Planning & Development Act 2000 states that ‘a person shall not be entitled solely by reason of a permission under this section to carry out any development’.
