Type	Description
Condition	The development shall be carried out in its entirety in accordance with the plans, particulars and specifications lodged with the application, save as maybe required by the other conditions attached hereto. REASON: To ensure that the development shall be in accordance with the permission and that effective control be maintained.
Condition	The proposed development shall be used for the purposes as set out in the public notices and as per the submitted plans. Any change in this use shall not take place until full planning permission has been received from Fingal County Council or An Bord Pleanála following an appeal. REASON: To prevent unauthorised development and in the interest of the proper planning and sustainable development of the area.
Condition	The childcare facility shall only operate between the hours of 9.30a.m. and 12.30p.m. and between the hours of 1.00 p.m. and 4.00 p.m. Monday to Friday inclusive and shall not operate at weekends or on public holidays. The maximum no. of children to be accommodated within the facility shall not exceed ten at any one time. REASON: In the interest of clarity and in order to protect the residential amenities of the area.
Condition	No advertising signs or structures shall be attached to the premises save those exempted under the Planning and Development Regulations. All other signage shall be the subject of a separate planning permission. REASON: In the interest of visual amenity.
Condition	The requirements of the Environmental health Officer shall be ascertained and complied with. REASON: In order to ensure a satisfactory standard of development.
Condition	That the water supply and drainage arrangements, including the disposal of surface water, shall be in accordance with the requirements of the County Council. In particular the following requirements in relation to water supply shall be complied with: a. No foul drainage shall discharge into the surface water system under any circumstances. b. The foul drainage shall be in accordance with the Regional Code of Practice for Drainage Works version 6.0 Fingal County council 2006. c. No surface water/rainwater shall discharge into the foul sewer under any circumstances. d. The surface water drainage shall be in compliance with the regional Code of Practice for Drainage Works version 6.0 Fingal County Council April 2006. e. All water fittings and installations shall incorporate best current practices in water conservation. f. All commercial units shall have individual metered supplies with 24 hour storage. g. The water supply for the development shall comply with the ‘Guidelines for drinking Water Supply’ Fingal county council February 2009 Revision 1. REASON: In the interest of public health and in the interest of the proper planning and sustainable development of the area.
Condition	The proposed extension when no longer in use as a childcare facility shall revert to use as part of the residential dwelling unit. REASON: In the interests of residential amenity.
Condition	All external finishes to the extension shall match those of the existing dwelling in terms of materials, textures and colours used. REASON: In the interests of visual amenities.
Condition	That all necessary measures be taken by the contractor to prevent the spillage or deposit of clay, rubble or other debris on adjoining roads during the course of the works. REASON: To protect the amenities of the area.
Condition	The developer shall pay the sum of €2,717 updated at date of commencement of development, in accordance with changes in the Wholesale Price Index (Building and Construction Materials) to the planning authority as a contribution towards expenditure that was/or that is proposed to be incurred by the planning authority in respect of public infrastructure and facilities benefiting development in the area of the Authority, as provided for in the Contribution Scheme for Fingal County made by the council. The phasing of payments and the giving of security to ensure payment shall be agreed in writing with the planning authority prior to the commencement of development. REASON: It is considered reasonable that the payment of a contribution be required in respect of the public infrastructure and facilities benefiting development in the area of the planning authority and that is provided, or that is intended will be provided, by or on behalf of the Local Authority.
